1.How to find rented accommodations
(1) Visit a realtor
If you are looking for private rented accommodations, see a realtor
in the area where you would like to live. Discuss your requirements
(area, budget, payout). *Take something with you to prove your identity
(non-Japanese registration card, etc.). If you are not able to speak
Japanese, go with someone who can.
(2) Introduction to accommodations
Get an explanation of the accommodations in details (layout, etc.)
and have someone show you around.
(3)Application by form
Fill out the necessary items in the lease application form. Make
sure to have the following documents with you at the time.
a)Certificate of Non-Japanese Registration
b)Certificate of earnings
c)Name, address, workplace and telephone of joint guarantor
(4)Conclusion of lease contract
Get an explanation of the content of the contract and sign it.

2. Lease contract
(1) Renewal of contract
Generally, contracts are made out for a period of two years. In principle
however, the contract will be renewed unless the landlord asks you
to move out for a legitimate reason six months before the end of the
contract term.
(2)Ending the contract
Please give notice of termination up to one month in advance.
(3)Cancellation of contract
In the following cases, the contract is deemed revoked. a)non-payment
of rent b)Constant nuisance to other tenants or neighbors c)Illegally
kept pets *Make sure you receive a full explanation for the contract
from the realtor before you decide to move in.

3. Explanation
of terms
Chintaishaku Keiyakusho (lease contract)
Document which determines the mutual promises of landlord and
tenant.
Chinryo / Yachin (rental charge)
The amount of one month's rent of the rented accommodation.
Shikikin / Hoshokin (security deposit)
The amount to be held on deposit by the landlord.
Shikibiki (deduction from security deposit)
The amount which is about 2-3 months' rent deducted from the security
deposit on vacating the property.
Reikin (thanks)
The amount of 1-2 months' rent for landlord as gratitude on signing
the contract. Non-refundable.
Kyoekihi / Kanrihi (common charges for management)
Charges levied separate from rent for maintenance, management (cleaning,
repair, etc.) of common facilities.
Chukai Tesuryo (brokerage commission)
Fee paid to the realtor
Rentai Hoshonin (joint guarantor)
The person who will be liable for resolving matters with the tenant
when trouble occurs.
